Booking an apartment direct is safe when you can verify the business behind the site, the property, the payment and the terms. Run the seven checks below before you pay; each one takes a few minutes and uses information the host should publish.
Direct booking cuts out the platform, which means the platform's checks are gone too. These are checks you can make yourself. We also show what you can see on this site for each one, so you can test us the same way.
The seven checks
1. Who is the company?
A legitimate site names the business that takes your booking, with an address and contact details you can verify. On this site, the footer names Cosmica S.R.L. for Italy and IDIB for Vacation Homes Rental L.L.C. for Dubai, with an email address and phone number. In Italy you can check a company name in the public business register (Registro Imprese).
2. Does the property have a CIN? (Italy)
Italian rental properties must have a national identification code, the CIN, assigned by the Ministry of Tourism. The Ministry says the CIN is to be shown in advertisements and displayed outside the building, and that its database can be consulted by anyone to verify that a property has a CIN. Use the Ministry's CIN search. On this site, the apartment page shows the CIN where one is registered, for example on Casa De Falco in Milan. If a listing shows none, ask the host.
3. Does the booking page look like a normal checkout?
You should see the total price, the dates and a payment step with a recognised provider. On this site, card payments are processed by Stripe and the card details do not pass through our servers, as stated on our Trust and Safety page. Check that the address starts with https and that the domain is spelled correctly.
4. How do you pay?
Prefer a card on a payment page over a bank transfer to a personal account. This is a general precaution: a card payment leaves a receipt and a route to a dispute with your card issuer, while a transfer is hard to reverse.
5. Are the cancellation terms visible before you pay?
The EU consumer rights directive excludes accommodation booked for a specific date or period from the 14-day right of withdrawal, so your rights are whatever the booking terms say. See Article 16(l) of Directive 2011/83/EU. On this site the policy depends on the rate plan: a non-refundable rate is charged in full, and each listing shows its own policy before you book, as the Trust page and FAQ state.
6. Can you reach a real person?
Write a short question before you book and see how fast the answer comes. Ours are on the FAQ: WhatsApp and phone +39 081 1818 7816, email booking@cosmicagroup.space.
7. Does the host ask for your ID?
In Italy a legitimate host must check your identity document and register you with the police within 24 hours of arrival. A host who asks for IDs is following the law. Read why in documents needed to check in in Italy.

Why book direct at all?
Direct booking can save the platform fee and lets you talk to the host. Read the comparison in why book direct instead of Airbnb or Booking.com, then browse the apartments. This guide covers Italy; Dubai has its own licensing rules for holiday homes.

Frequently asked questions
Is it safe to book an apartment directly instead of on Airbnb or Booking.com?
It can be, if you verify the business first: who runs the site, whether the property has its Italian CIN, how you pay and what the cancellation terms say. Platforms add their own protections, so a direct booking asks you to do these checks yourself.
What is the CIN and how do I check it?
The CIN (Codice Identificativo Nazionale) is a national identification code that the Italian Ministry of Tourism assigns to tourist rental properties. It must appear in advertisements and outside the building. The Ministry has a public search page where you can check that a property has one.
Can I cancel a direct booking within 14 days like an online purchase?
Not automatically. The EU consumer rights directive excludes accommodation bookings for a specific date or period from the 14-day withdrawal right, so your cancellation rights are those stated in the booking terms. Read them before you pay.
Should I pay by bank transfer?
Be cautious. A card payment on a payment provider page gives you a receipt and a dispute route with your card issuer. A transfer to a personal account is hard to reverse. This is a general precaution rather than a rule of law.
