What Cosmica Student Housing Will Be

Purpose-managed buildings in Naples and Milan, designed specifically for university students and young professionals on long stays. Every unit fully furnished, every contract registered, every bill included. Common areas with proper study space, laundry, fast Wi-Fi, and 24/7 support that actually answers.

Three Things We Are Fixing

1. Transparent Pricing — No Hidden Fees

One monthly rate covers rent, utilities, Wi-Fi, weekly cleaning of common areas, and concierge support. No "extra service charges" added in month 4. No agency finder's fee. What you see is what you pay.

2. Quality You Can Live In

The apartments we manage are the same ones we use for short-term guests — meaning they have to look good in photos AND function for someone living there for 9 months. Real beds, real kitchens, real heat in winter, real AC in summer. Boring stuff that ruins your life when it is missing.

3. Contracts That Protect You

Every contract is a "transitorio per studenti universitari" registered with the Agenzia delle Entrate. You can deduct rent on your Italian tax return (if applicable), you have legal protection, and your parents back home can sleep at night.

Where Are We Building?

Naples

We are in advanced negotiations on a building near the historic center, walking distance to Federico II and L'Orientale. Target opening: academic year 2027-2028. Expected capacity: ~40 private rooms and studios.

Milan

For Milan we are scouting buildings near Politecnico Bovisa, Bocconi, and Cattolica. Multiple smaller locations rather than one big one, to give students real neighborhood options. Target rollout: 2027-2029.

What Will It Cost?

Our target is the underserved middle: private rooms from €600-750/month in Naples, €750-950/month in Milan, all-inclusive. Studios slightly higher. We are explicitly NOT competing with the €1,500/month luxury providers — we are building for normal students with normal families.

  • Master's students who want focus and privacy
  • PhDs and research fellows on 1-3 year contracts
  • Erasmus and exchange students for a single semester
  • Young professionals starting first jobs in Milan or Naples

Why We Are Doing This

I went to university in Italy. I rented six different places. Every single one was a problem — sketchy landlords, opaque contracts, broken boilers, agency fees that ate my budget. Nobody was solving it because the market was too fragmented. We are solving it because we already manage premium short-term properties: we know how to do hospitality, and we know how to do it sustainably for a 9-month tenant instead of a 3-night one.
