Student Housing in Milan: Best Areas for University Students Looking for Long-Term Apartments

Pubblicato il ·di Cosmica Rentals Team·4 min read

Milan is the most expensive Italian city for students — but also the one with the best universities, the best job opportunities, and the most international atmosphere. If you have just been accepted to Bocconi, Politecnico, Cattolica, NABA, or IED, the apartment hunt is your next battle. Here is how to win it without overpaying.

Why Milan Is Hard for Students

Demand massively outstrips supply in September. Italian agencies charge huge finder's fees. Many landlords avoid declaring contracts to dodge taxes — which leaves you with zero legal protection. And rents have risen 30-40% in the last five years. Knowing where to look and which channels to trust makes the difference between paying €700 and €1,200 for the same square meters.

Best Areas by University

Bocconi — Porta Romana, Ticinese, Bocconi Campus Itself

Bocconi students typically live within a 20-minute walk of the campus. Porta Romana (Tram 9) is the closest residential neighborhood: tree-lined streets, trattorias, decent gyms. Ticinese and Navigli (15 min by foot) offer the social side — aperitivo central, but louder. Newer students often start in Porta Romana and move to Ticinese in their second year.

Politecnico Leonardo (Engineering) — Città Studi, Lambrate, Loreto

Polimi's main campus is in Città Studi. The surrounding area is exactly what the name suggests — student town. Cheap eats, late-night libraries, busy bars. Lambrate is hipster-creative (also where Design Week's Ventura district sits). Loreto is more multicultural and budget-friendly with great metro access.

Politecnico Bovisa (Design and Architecture) — Bovisa, Affori, Isola

The Bovisa campus is in the north of the city. Bovisa itself is the cheapest student zone in Milan — gritty but improving fast. Affori and Isola offer better quality of life with quick train links to campus.

Cattolica — Sant'Ambrogio, De Angeli, Pagano

Cattolica sits next to the Basilica of Sant'Ambrogio. The surrounding streets (Via San Vittore, Via Vincenzo Monti) are elegant and central but pricier. De Angeli and Pagano offer slightly cheaper alternatives with one-stop metro access.

NABA, IED, Politecnico Design — Bovisa, Brera, Lambrate

Art and design students gravitate toward Brera (atmospheric, expensive) and Lambrate (creative hub, more affordable). Bovisa is also relevant for IED Visual Arts.

How to Avoid the Three Biggest Mistakes

  1. Don't pay an agency a finder's fee blindly. Italian agencies routinely charge tenants 1-2 months' rent. Cosmica Rentals charges zero finder's fee on long-term student stays.
  2. Always demand a registered contract. If a landlord wants cash and no paperwork, walk away. You will have zero protection if things go wrong, and you cannot claim Italian tax benefits.
  3. Visit in person or via video before paying. If you can't fly in, ask for a live video tour and check that the apartment matches the photos.

Should I Pick a Shared Apartment or a Studio?

A shared room costs less and forces you to make friends — great for first-year undergraduates. A studio costs more but gives you peace, privacy, and a real kitchen — better for master's students, working students, and anyone with serious study needs. Most Cosmica long-term tenants in Milan are master's students or PhDs who want their own space.

What About a Studentato?

Traditional student dorms in Milan are limited and often full. Private student housing companies have built modern residences (Camplus, The Social Hub, Aparto) — these cost €900-1,500/month for a private room, but include all services. Cosmica is currently developing its own student housing concept — sign up for early access at our property page.
